6 questions to ask at a house viewing
When you are going to view a house it's important to go with questions in mind so you get all the information you can. This is a big decision so make sure you get both sides.
The real estate agent may not give you the whole truth about everything, they are trying to sell it after all but asking the questions could still give you details you didn't know before.
Researching the property and the area before or after the viewing is also a huge factor that should go towards your decision.
Questions you should ask...
How long has the property been on the market?
Nottingham building society suggests if they say more than 3 months then ask why this is. If the property is not selling there could be a problem you're not spotting. Ask for the agents opinion on why it's not selling. This could mean the seller would accept a lower price if they are struggling to get it off the market.
Why is the owner selling?
There could be many reasons however, if the owner has had a change in circumstance or moved away this could mean they are looking for a quick process and would potentially accept a lower price. Get what you can from the real estate agent.
Have there been any major renovations?
You should have a full structural survey of the property.
Make sure to ask for any necessary document including planning permissions for any renovations completed.
Are there any upcoming building plans in the area?
The area is a key factor of why you chose this hosue, so make sure it won't drastically change within your first few years. You can often find out online if there is any planning permission requests in the area but ask your estate agent for further information.
How much is the council tax?
Your property will be placed in a band to determine the cost of council tax. This should be disclosed on the listing, but if not then make sure to ask.
Council tax can be a significant addition to your bills.
Has there been any plumbing or utility issues recently?
These can be hard to spot so make sure to ask. This could come back to bite you!
If there is a recently painted wall, this could be hiding a leak or mould.
