Gene Simmons Lists Stunning Beverly Hills Mansion with Strict Buyer Conditions.
Rock legend Gene Simmons is once again shaking up the real estate world—this time by listing his dramatic Beverly Hills mansion for $13.99 million. But in classic Simmons fashion, the sale comes with an unconventional twist: the Kiss co-founder is imposing very specific rules on who gets to buy the home.
The 75-year-old music icon purchased the four-bedroom, five-bathroom architectural gem in 2021 for $10.5 million. At the time, he and his wife, Shannon Tweed Simmons, were seeking a West Coast base after their move to Las Vegas. However, the desert lifestyle didn’t suit them. The Nevada heat proved too intense, prompting the couple to pivot back to California.

They've since found peace and permanence in a newly acquired Malibu beach house—but that leaves the lavish Beverly Hills estate without a role in their real estate lineup.
Now on the market, the 7,740-square-foot property offers not just luxury, but exclusivity. And that’s not just because of its eye-catching design or panoramic views. Simmons is adamant about who takes over the residence.
“You have such wonderful times there, you don’t want some schmuck in the place you call home,” Simmons told The Wall Street Journal. “No drugs, no alcoholics. I don’t want anybody coming in there who is going to destroy the place.”

A Home That Makes a Statement
Simmons’ listing, represented by Lisa Young of Compass, is a bold display of modern design and eco-conscious engineering. The Swiss-designed estate features a sleek blend of glass, oak, steel, and concrete, brought to life by architect Roger P. Kurath. It’s the kind of place that feels more like a private art museum than a home.
Among its many highlights: a 40-foot infinity-edge pool that shimmers like glass, a series of bronze geometric sculptures adding artistic edge to the outdoor landscape, and drought-tolerant gardens that burst into color each spring and summer.
“My favorite part of the house is waking up in the morning in the upper bedroom, having coffee in bed, and on a clear day being able to see all the way out to the ocean,” Simmons shared. “And my other favorite time is sunset in the upper bedroom or downstairs barbecuing something outdoors. The views really are spectacular.”

Designed for Luxury and Longevity
Though cutting-edge in appearance, the home is built to last. According to Young, “This home is a rare example of Swiss architectural mastery, built with exceptional quality, thoughtful details, and a focus on longevity.”
That’s no exaggeration. The residence includes solar-powered heating for the pool and radiant floor systems, triple-panel windows that resist fire and water, and fiber cement exterior panels capable of enduring 50+ years with minimal maintenance.

The spacious interiors are equally refined. Think 12-foot ceilings, a gallery-style living area, an intimate home theater, and a chef’s kitchen with warm wood finishes. One unique feature: a mini fire pit sits nestled in a wall separating the kitchen from the living area, providing both warmth and visual flair.
Step outside and you’re greeted by 1,800 square feet of outdoor entertaining space, complete with cozy gray sofas around a large fire pit, a second seating area, and a fully equipped grill zone.
Despite the home’s sleek concrete and glass construction, Simmons says it maintains a welcoming, natural vibe: “It’s homey and outdoorsy.”

A Smart Move in a Shifting Market
According to Young, timing could be on a savvy buyer’s side. “We’re seeing sales in the valley slower than west of 405 has been busy, lots of multiple offers,” she told Realtor.com. “Generally, properties are taking longer to sell, especially the luxury market… Real estate is always a great investment when markets are uncertain.”
She noted that this listing is ideal for a high-end buyer looking for permanence or those displaced by recent California wildfires. “It’s the kind of property that’s extremely rare and truly special—made even more iconic by having been home to a rock legend.”

Simmons' Real Estate Trail
This isn’t Simmons’ first high-profile real estate sale. The rocker previously sold his 11,000-square-foot Las Vegas home for $11 million. His current primary residence is a serene $5.8 million Malibu home on 2.45 acres. Originally purchased as an investment, Simmons and Tweed fell in love with the coastal escape and made it their full-time haven.
The Malibu property features three bedrooms, four bathrooms, and 3,707 square feet of airy living space—offering a much calmer alternative to both the bustle of Beverly Hills and the scorching heat of Las Vegas.
