Any real estate agent will tell you that co-ops often offer the best deals, especially the prestigious buildings on the Upper East Side, known for their strict rules and luxurious apartments that have been mostly overlooked by the wealthy in favor of flashy condos. However, Scarlett Johansson and Colin Jost, both from New York, didn’t seem too deterred by the complicated board application process when they made their real estate move.

According to The Wall Street Journal, the couple has bought a 6,000-square-foot penthouse at 1220 Park Avenue. They snagged it for a fantastic price: just $13 million, which is half of what the sellers originally wanted and the same amount that Craig and Deborah Corgut paid back in 2006.

This triplex penthouse, designed by Rosario Candela in a prewar co-op, features six bedrooms, six and a half bathrooms, six wood-burning fireplaces, and an impressive 65 windows with four different exposures, plus terraces on the top two floors. It’s quite stunning, even if the decor leans a bit traditional (very much in line with the Upper East Side vibe).

The listing mentions that the apartment underwent a two-year renovation, though it doesn’t specify when it was finished. Even with high-end renovation costs averaging $1,000 per square foot, this place still seems like a steal. If the renovation was done recently, it might just need a few cosmetic updates.

Recently, the Hollywood duo checked out a 4,179-square-foot penthouse at the Wales, a condo conversion in Carnegie Hill that was sold to someone else for $19 million. Honestly, it was less impressive, even though it featured two levels of terraces.

While Johansson grew up downtown, and some might have thought she and Jost would opt for a place there or even in Brooklyn, the Upper East Side has seen a bit of a revival lately. Once known for being a bit stuffy and traditional, it now boasts trendy downtown restaurants, exclusive clubs, and refreshed classic spots. Many affluent newcomers are leaning towards new condos like the Wales.

The Park Avenue apartment was listed for 69 days at this price, which is pretty quick for co-ops, but it has been on and off the market since 2018. Similar co-ops have sold for prices comparable to those from the early 2000s, and it’s not uncommon to see price cuts of 50 percent. John Thain, the former Merrill Lynch executive, sold his renovated 740 Park penthouse for $28 million last year, just slightly above the $27.5 million he paid in 2006.

Another co-op at 4 E. 66th sold last week for $39 million after being listed since 2022, initially asking for $55 million. Meanwhile, real estate developer Edward Minskoff sold his Park Avenue apartment for less than half of his original $17.7 million asking price after two years on the market, ultimately getting just $7.4 million.
